December 07, 2024 Update
The 2025 Annual Assessment Fee invoices for $50.00 per lot were mailed on Saturday, December 7, 2024. The $50.00 per lot Assessment is due by January 31, 2025.
64 more lot votes are needed to meet quorum requirements on the vote to increase Annual Assessment Fees to $75.00 per lot. If outcome is a majority of Yes votes, separate invoices will be sent to property owners for the additional $25.00 per lot due by April 30, 2025.
Property owners who have not submitted a vote for the proposed increase to $75.00 per lot will receive 1) the 2025 Assessment Fee Invoice for $50.00 per lot and a 2) letter explaining the need to vote and a 3) proxy vote form. The letter and proxy vote form are provided in both English and Spanish.
Please be sure to submit your proxy vote!
October 28, 2024 Update
The Board has received 134.5 lot votes. Thank you to everyone who voted in person or submitted their proxy vote. We are so close!!
We still need 66 lot votes to meet the vote quorum requirement. The Board will continue to reach out to property owners to submit a proxy vote for their lots.

How Did the Vote Go & What Happens Next?
The October 6th vote to increase Annual Assessment Fees occurred in the Community Club House. The final tally was lot votes received from 122.5 lots. A total of 200 lot votes are required to then count the number of Yes and No votes.
The Lazy River Board of Directors will continue to reach out to property owners who have not submitted their proxy vote or did not attend the in-person meeting.
If you did not complete a proxy form, please do so! This is the only way to make your decision count!

A property owner asked, how many Yes votes are needed to approve the 2025 Assessment Increase?
According to Lazy River’s Governing Documents (available in HOA Documents) and State and Federal requirements, we must receive 200 Yes votes.
Each lot owned in Lazy River has a vote (yes or no). The Lazy River community has 312 lots that are eligible to vote. The vote must receive 67% majority to pass; which is 200 Yes votes.
Even lots owned by property owners who are not current on Assessment Fees or received letters about mowing or other items not compliant with HOA Documents are eligible to vote on the Assessment Increase.
A property owner asked, why is an increase to the Annual Assessment fee needed?
The last Assessment Fee Increase occurred 14 years ago. The cost of pool cleaning, mowing, electricity, insurance, etc. have increased to the point that the $50.00 per lot assessment fee is not enough to cover HOA expenses.
All votes must be received by October 6, 2024 @ 2 pm.
Property owners can submit their proxy vote (if not attending the October 6, 2024 meeting in person) or by:

Dropping Off In Person: completing the form and dropping the proxy in the drop slot at front of the Community Club House or in the mailbox located at 3831 Lazy River Drive.
United States Postal Service (regular mail): send to 3831 Lazy River Drive, Sealy, TX 77474. A property owner noted that USPS mail may be running slow. If possible, use one of the other methods provided to submit the vote for your lots.
A property owner asked, if we approve this increase how soon will the Board ask for another increase?
The Board (who are all property owners in Lazy River) understands that the request for a 50% increase is a lot! The 2025 proposed budget includes a small amount to begin building a reserve fund to be used for unseen emergencies to the common areas and pool and manage increases in cost of services for next few years.
While still in the planning phase, the Board’s goal is the next time a vote for an assessment increase occurs it will be to vote on an increase schedule that will help ensure the Lazy River HOA can continue to function for years to come. Some ideas to be considered include a $2.00 to $5.00 increase per lot every year or every other year. Again, these are ideas at this time and more information will be presented at future monthly HOA meetings.
A property owner asked, how can we help?
Please reach out to your neighbors in the community. Some property owners may not be aware of the HOA website or be members of the Facebook Groups. Helping to spread the word about the vote, the reasons for the vote, and the date (October 6, 2024 at 2pm) is a great way to help keep Lazy River HOA and community assets like the pool running for years to come.
Every Property Owner needs to vote!
(In Person) Attend the October 6th 2:00 pm special meeting. Complete the vote ballot that will be provided. Do not complete the Proxy. Ballots will be provided to state your vote for your Lot(s) for Vote #1 and if vote in favor on Vote #1 state your vote for your Lot(s) for Vote #2.
(by Proxy) if the Property Owner is not able to attend the special meeting, there are multiple options to ensure your vote is counted.
Name someone who will attend the meeting for you: Complete the Proxy document and have your identified proxy bring your completed proxy to the meeting. Property Owners complete the proxy with the property owner’s name, proxy’s name, Lot(s), and votes selected. Your designated proxy will attend the meeting and submit the proxy document with your votes for your Lot(s). If vote in favor on Vote #1, be sure to complete your vote for Vote #2.
OR
Submit Your Vote without Attending the Meeting or Naming a Proxy: Complete the proxy with Property Owner Name, leave proxy name blank, and select votes. The President of the Board of Directors will submit your votes for your Lot(s) according to your selections on the included Proxy. If vote in favor on Vote #1, be sure to complete your vote for Vote #2.
Note: All votes submitted by Proxy must be received by 2 pm on Sunday, October 6th. United States Postal Service may be running slow. If possible, please use the mailbox at 3831 Lazy River Drive or the drop slot on the front of the Club House building to submit your proxy. If you do not live in the neighborhood or prefer, you can email your completed proxy to lazy.river.board@gmail.com before 2 pm on October 6th.
A property owner asked, what is the Vote #2 to have two due dates for Annual Assessment Fees?
The Board understands that budgets are tight for everyone. Vote #2 on the Proxy Form and in person voting ballot will allow Property Owners flexibility in paying for 2025 and Years Forward Annual Assessment Fees.
Part I: $50.00 per lot is due on January 31st.
Part II: $25.00 per lot is due by April 30th or can be paid sooner.
